So then Joe created a real estate investing company called “Fairless Investing” and 6 months later it controlled over $7,000,000.
Joe’s been featured on the homepage of Yahoo twice as well as interviewed by Yahoo Finance and Entrepreneur on Fire.
Joe is also a host of one of the most popular investing and business podcast on iTunes called “The Best Real Estate Investing Advice Ever.”
What’s an interestingly weird fact about yourself?
I’ve done cannon balls in about 10 diff cities in Texas.
How did your journey as an entrepreneur all begin?
I was the youngest VP at an award winning agency, but after 7 years it wasn’t fulfilling anymore so I started investing into real estate on the side.
Then I started teaching classes teaching what I did, and even did stand up comedy for a while.
Another weird fact was that I not only preformed in NYC but also at Gotham Comedy Club.
The reason I did it, was I started with Improv to hone my public speaking skills.
What are some of the most impactful advertising lessons you learned from being the youngest VP of a New York City ad agency?
One would be I saw the company grow from 6 to 450-500 people.
Learned we have to constantly evolve the business and never stay complacent.
See what’s up and coming and how one can make business better.
The other thing is from a tactical standpoint, word of mouth is the #1 driver of focus intent, there is nothing more powerful.
To increase this, build relationships with customers and help them have a conversation about us.
What’s your Big Reason Why?
My Real Estate company, on earth to help others achieve financial success.
I have talent for doing so and know multi-family real estate.
I love connecting with people and making new friendships.
Real Estate is a people driven business.
What was your biggest Temporary Defeat?
My biggest roadblock was when I was raising money for my first deal, had to raise over a million dollars.
A couple investors backed out 2 weeks before we suppose to close.
I started 3 years ago into personal development, this helped me get through that.
What has been your Weirdest Breakthrough Experience?
With the podcast, I had no idea how beneficial it would be for me.
Meeting people daily and seeing all different areas.
What are your top 3 Real Estate investing Tips you can offer our listeners?
#1 – Raising money is the top of the real estate mountain. You become a deal magnet and attract good deals.
#2 – Land flipping is incredibly fascinating to me. It’s a way to get into real estate inexpensively and great for starting out.
#3 – Crowd funding which is the future of real estate investing.
What’s the key to raising large capital from investors starting with nothing?
Have to start with reputation and relationships we have built.
Having a successful track record helps a lot.
I had 3 mentors in real estate.
I recommend that you educate yourself with books first and inexpensive seminars, then get to the point you have intellectual knowledge on fundamentals.
When it’s time to do it bring on a mentor/partner who currently is doing it and has successfully done it.
What’s the vision of Joe Fairless look like for the future in business and in your personal life?
I told my personal trainer I want a sprinters body.
My podcast has been the 2nd best business decision as an entrepreneur I ever began.
My vision is #1 continue to do the podcast and grow audience and make more friends along the way.
Monetizing it by bringing on sponsors.
It’s also a business.
Also raising more money for development deal.

Find someone successfully doing what you want to do and study how they did it and model how they did it.
